Famco Damper Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Charlottesville Owner’s Guide

Famco damper repair in Charlottesville typically runs $145 to $310 installed, depending on whether we’re replacing the cable, the frame, or the entire damper assembly. We stock Famco-compatible parts on the truck, so most repairs happen in a single visit, usually the same day you call. The way most folks discover the damper has failed is simple: a draft that won’t quit, a fire that won’t hold, or a handle that suddenly spins free with no resistance on the other end.

We’ve pulled more Famco dampers out of flues in Charlottesville than we can count, and the failure is rarely a mystery once you look. The cable snaps. The pivot pins wear egg-shaped. The cast frame warps from years of heat cycling. None of it is your fault. It’s a mechanical part living in the hottest, most corrosive spot in your house, and eventually it gives up.

If you’re reading this with a fireplace that’s been out of commission since last winter, here’s the good news: this is not a liner replacement, and it’s not a rebuild. It’s a one-truck, one-visit fix in most homes. Let’s get into what actually needs to happen.

Which Famco Models This Applies To

Famco has made a long run of top-sealing and throat dampers over the years, and the model numbers are not always obvious once the label has baked off. The most common Famco units we see in Charlottesville homes are the LD series throat dampers and the TF series top-mounted dampers. The LD series uses a lever-and-cable mechanism at the firebox level, while the TF series mounts at the flue crown and opens with a cable that drops down through the chimney.

Here’s the compatibility gotcha that costs owners time and money: the cable length is not universal. A Famco damper on a single-story ranch in Crozet uses a shorter cable than one on a two-story colonial in the Lewis Mountain neighborhood. If you order a generic cable online, you’ll either end up with 6 feet of coiled excess or a cable that won’t reach the bracket. We measure on site before anything gets installed.

OEM versus aftermarket: Famco’s OEM parts are well made, but their availability can be spotty. For most LD-series repairs, we use quality aftermarket cables and pivot kits that meet or beat the original spec and are easier to keep in stock. For TF-series frame replacements, we strongly prefer OEM or a direct-match replacement because the mounting hole pattern and crown footprint have to line up exactly. The wrong frame means a leak at the flue opening, and that’s a problem you won’t notice until the first heavy rain.

Signs Your Famco Damper Repair Is Failing

  • The handle or lever spins without resistance. This means the cable has snapped at the damper or pulled free from its fitting. The handle still moves, but nothing on the other end is listening.
  • A cold draft pours down the chimney even when the damper is closed. The damper blade or frame has warped, or the gasket edge has degraded. If you can feel wind on your ankles standing by the hearth in February, the seal is gone.
  • The damper won’t stay open while the fire burns. Worn pivot pins let the blade drift shut on its own. You’ll find yourself propping it open with a poker, which nobody should have to do in their own living room.
  • Smoke rolls back into the room on startup. A damper that won’t fully open restricts the flue draft. That first five minutes of smoke is the damper telling you it’s not moving like it should.
  • Rust flakes or water stains around the firebox. On top-mounted TF units, a cracked frame or failed gasket lets rain past the damper and down the flue. By the time you see rust below, the seal up top has been leaking for a while.

If you have two or three of these happening at once, the repair is not going to get cheaper by waiting. Rust doesn’t heal on its own, and a warped frame doesn’t straighten out come spring.

Replacement Cost & What’s Included

Here’s what Famco damper repair actually costs in the Charlottesville area, in plain numbers, the way we quote over the phone:

  • Cable replacement, LD or TF series: $145 to $210 installed, depending on cable length and access.
  • Pivot pin and linkage repair: $120 to $185 installed.
  • Full LD throat damper assembly replacement: $210 to $310 installed, parts included.
  • TF top-mount damper frame replacement: $260 to $390 installed, depending on crown access and whether we need to re-bed the frame.

Every one of these prices is the number you hear on the phone and the number on the invoice. No trip charge if you’re inside our service county. No surprise line items after the fact. We hand you the old parts and show you the camera footage of the new damper working before we pack up.

And remember the standing offers: $40 off any repair over $200, and 10% off always for seniors and veterans. Tell us when you book.

Every repair is covered by the 90-Day Done Right Promise in writing. If something isn’t right, one call brings Wendell and his crew back at no charge. That’s been the deal since 1999.

DIY or Call Us?

Here’s the honest split. You can absolutely inspect a Famco damper yourself: open the firebox, shine a light up, and look for obvious rust, a snapped cable, or a blade that’s sitting crooked. You can also check whether the top-mount unit still moves when someone else operates the lever or handle. That’s good information, and it helps us quote accurately over the phone.

Where I’d stop you is actually swapping the part. On LD series dampers, the old frame is often cemented into the flue and needs to be chiseled out without damaging the refractory brick. On TF series, the repair is done on the crown, which in Charlottesville means working on a roof with a slope, often with leaf debris and moss making it slick. The tension in a Famco damper cable isn’t garage-door dangerous, but fighting a warped frame out of a masonry flue is a good way to crack brick or cut a hand open.

If you want to look first and call us second, that’s a fine order. If the damper is obviously gone, call (540) 503-3890 and we’ll get it handled. If it does not need doing, I will tell you.
