One compatibility gotcha we see regularly: a crown that fits a single 8-inch clay flue will not fit a Gelco crown form built for an 8-inch by 12-inch rectangular flue tile, even if the outside chimney dimensions are the same. The flue opening is a different shape entirely. Measure the flue tile opening, not just the chimney top.

Signs Your Gelco Crown Repair Is Failing

• Flaking concrete or mortar on the roof or in the gutter below the chimney. This is the crown literally losing surface material. Once the top layer spalls off, the softer core underneath erodes faster, and the crown’s slope toward the edges flattens out, letting water pool instead of drain.
• Water streaks or efflorescence (white staining) on the brick below the crown line. Water is getting through the crown or around its edge and traveling down through the masonry. The white staining is salt being carried out of the brick and mortar, which means water is moving through the wall, not just on it.
• Cracks in the crown surface you can fit a coin edge into. A crack that wide, usually a hairline that’s already widened, is an open channel for water, especially in a Charlottesville winter when ice expands inside the crack and pries it wider every single freeze cycle.
• Dampness or water in the firebox after rain. Many owners blame the cap or the flashing. Often it’s the crown. If the crown’s seal around the flue tile is cracked or separated, rain runs straight down the outside of the flue and into the smoke chamber. The fix is crown sealant or recast, not a new cap.
• The crown has lost its slope. A poured concrete crown should shed water to the edges. If the surface has become pitted and level, or water forms small puddles after rain, the crown is no longer doing its one job. In our climate, standing water on a crown means freeze-thaw damage starting the next December.

DIY or Call Us?

What you can safely do yourself: look at the crown from a ladder that’s properly footed and tied off, or with binoculars from the ground. You can check for visible cracks, flaking, or a lost slope. You can also check the firebox for dampness after rain. That’s about as far as we’d take it.

What goes wrong with DIY crown repair is usually three things. First, most homeowner repair caulks and sealants sold at the hardware store aren’t rated for the temperature swings a chimney crown sees, and they peel within a season. Second, proper repair requires grinding out the crack and cleaning the surface, and a crown crack that’s been filled without prep is a crack that still leaks underneath. Third, working on a chimney top means working at height, and a wet or mossy crown is slick. If you’re not set up for roof work, don’t start on a crown.
